How do I search for a rental property?


Frank Dowling’s Property Management Department has hundreds of properties currently leased, and is unquestionably one of the most prolific management companies in the north-western suburbs. Unlike many other agencies, we always provide quality photographs and accurate descriptions of every property for lease – from the smallest unit to the grandest home. Feel free to collect a current property list from our office or view anytime on our website.

How do I inspect a rental property?


At Frank Dowling we are strong believers in open-for-inspections. Our current property list contains all the following weekend’s open-for-inspection times, and is also available to view online from mid-week onwards at www.frankdowling.com.au. For your added convenience we also conduct private inspections by appointment for those who cannot attend the weekend open times. This can accelerate the application process, and enables our consultants to answer any questions you may have. Please contact one of our property managers should you require more information about a property, or wish to arrange a private inspection.

How do I apply to lease a property?


If you have inspected an available property that suits your needs, you will need to complete an Application for Residential Tenancy form, providing all information as required. Every adult intending to live at the property must complete this application form. If there are more than three adults intending to live at the property, an additional form with their information will be required. It is also a necessity for every tenancy that rent payments are made via a direct debit facility. A proof-of-identification photocopy will also be required for all applicants as indicated in the ID Check section of the Application for Residential Tenancy form.

How does the application process work?


Upon submitting your application, it will be processed by the property manager to confirm all the information supplied is true and correct. Your application, as well as others that may have been received for the same property will be referred to the owner for their consideration. Once the owner has made a decision, the property manager will then advise all applicants of the outcome. This process usually takes up to forty-eight hours.

What happens once my application is approved?


Congratulations! Your application has been successful. The next step is to call in to our office in order to complete some additional documentation and submit payment for both the first month`s rent and bond. At this stage of proceedings you will be required to:
